Can Interior Design Increase the Value of a Small Property?

The answer is a resounding yes. Thoughtful, high-quality interior design can transform an ordinary space into a must-have home. In this case, we redesigned a small Soho apartment, turning it from bland and uninspiring into a buyer’s dream—one that sold instantly at a “can’t refuse” price for the owner. Which Interior Design Style Adds Most Value?

The interior design style that will add the most value to your home will depend on the location and who will live there now and in the future. What is their lifestyle? What will appeal to them? Charlotte Street in London’s Fitzrovia is a hive of creativity. This apartment is tucked inside a mix-usage building of commercial offices, retail and residential. We seized the opportunity to create a more inspiring design in-keeping with the buzzing, urban location: Soho Industrial Chic.

 
 

How Do You Create A Wow Factor?

That ‘wow factor’ adds huge value to a property. If, when you walk in, you love the look and feel, it is likely that your potential buyers will too - and they will pay for it. We captured the lofty ‘Industrial’ look and feel, so appropriate for Fitzrovia, with a mix of new brick slip interior walls and industrial style Crittall glazing.

 
 

How Do You Change the Layout of a Flat To Add Value?

Space and light is central to adding value to an apartment, particularly when it is naturally dark. A high-end look and feel was achieved in this property by reconfiguring the layout to improve the flow and maximise light. We moved the guest bedroom to make a much larger space with room for a new dining area, removing a long dark corridor in the process. Taking out the connecting wall allowed the light to flood through.

 
 

Adding Luxury Through Re-Configuration

The guest bedroom was moved into a smaller space opposite the kitchen, which had just been used as a dumping ground. With stunning industrial luxe detailing - Crittall glazing, micro-cement wall finishes and grey textured layering in the long privacy curtains - the new bedroom adds a layer of premium luxury as well as adding to the sense of space.

 
 

Bathroom Design for Return on Investment

Making the most of your bathroom investment is as much about location as it is about the design of the bathroom itself. There were two small dark bathrooms at the property. Neither of which connected to the two bedrooms. By reconfiguring the doors we were able to free up living space and create a beautiful, private en-suite to the master bedroom. With more space available, we inserted a bigger shower and swapped around the bath and vanity area.

 
 

Hotel Luxe

Return on investment is further enhanced by good quality bathroom fixtures and fittings in-keeping with the style of the property, maximising storage, retaining a bath and shower and luxurious design detailing. We created a hotel luxe aesthetic by using porcelain tiling across the walls and floor. The monochrome colours helped to make the space feel light and open. 

 
 

Kitchen Design

Done well, kitchen design is one of the elements that adds the greatest value to any property. Replacing a kitchen that has become tired and old is a sure way of adding value. Sometimes, it is possible just to update it by adding new doors, handles or splash back.

Here, the existing kitchen had been selected by the previous occupant: a celebrity chef. The quality of the units and appliances are exceptional. It would have been a very poor decision to change it. Not changing the kitchen made a significant difference to the funds available for higher priorities.

 

Streamlined Design

Maximum value was added to the interior design of this Soho apartment by the contemporary style and new layout. The design is streamlined and the placing of each functional zone is much more logical. It feels bigger, more open and uplifting as soon as you walk in.

 
 

Lighting Design

The flat had a flat grid of spotlights throughout but little else. Layers of Light with a purpose improve functionality and aesthetic value. We added pendants over the dining room table, and layers in the LED strips on the new bar in the living room and into the shelving.

 
 

Decorative Features

The new decorative details such as textured panelling, floating shelves and tile details were highlighted with washes of light to emphasise the quality of the property.

Every property is unique and requires an individual approach to interior design to minimise to achieve maximum value, as in the case of the re-design of this central London apartment.
