Our clients had bought a property in need of total renovation. We were asked to help them in the process, from planning the space, through the development of the design concepts to ensuring the quality of the finishing details.

The scope included three bathrooms (master en-suite, family & guest loft), cloakroom, bedroom, hallway and living room in converted garage space.

Barnes, with its village atmosphere, beautiful period houses and coveted position along the river, continues to attract homeowners looking to create long-term family homes. Our clients had recently purchased a property in the heart of SW13 that required a complete renovation. They asked us to guide them through every stage of the process - reviewing the layouts of each room, shaping the design direction, and overseeing the meticulous finishing details that would elevate the house from shell to sanctuary.

Working closely with them from the outset meant that every space could be designed holistically, ensuring the home was not only beautiful but fully aligned with the way they wanted to live.

Master En-Suite: Creating Everyday Luxury

The property includes three full bathrooms and an additional cloakroom. Each was treated as its own design story, beginning with the master en-suite, where the brief focused on luxury, comfort and practicality.

The layout was reorganised to accommodate a generous double shower, his-and-her vanity basins and ample concealed storage. Recessed cabinetry behind mirrors and bespoke vanity units ensure that the space remains calm and clutter-free.

Our client was drawn to the quiet elegance of grey-veined marble, so we sourced a beautifully refined collection from Artisans of Devizes. Larger format tiles were chosen to create an expansive sense of scale, complemented by sculpted marble skirting and delicately detailed scallop tiles in the niches and splashback. Brass fittings warm the palette and tie seamlessly into the adjoining master bedroom, where soft panelling and tailored lighting complete the suite.

Family Bathroom: Practicality Combined with a Spa-Like Calm

Designing a family bathroom in a busy Barnes home requires careful consideration. The space needed to withstand the rhythm of daily life while still feeling restful. Gentle lighting controls were important to achieve this. The room is fitted with dimmable circuits that allow for bright morning routines or softer, more atmospheric lighting for relaxing evening baths.

Bespoke joinery was designed to combine open shelves to display bathroom accessories with concealed cupboards to keep everyday items neatly out of sight. The elegant white floor to ceiling design enhances the sense of height and light, ensuring the bathroom feels calm, spacious and beautifully designed.

Loft Bathroom: Well Planned Design for Small Space

Bathrooms set within loft conversions often present challenges, particularly with ceiling angles and restricted footprints. We reviewed a series of potential layouts before arriving at one that made the very best use of the available space, cupboard cavities and ceiling heights.

Despite the compact size, this loft bathroom is designed to feel luxurious for guests. Terrazzo flooring combines with richly toned herringbone metro tiles. Crisp white grouting emphasises the geometric design, adding depth and texture. The wall-hung basin preserves floor area and enhances the sense of openness, and discreetly integrated storage ensures guests enjoy a clutter-free experience. Brass accents tie the room quietly back to the palette of the rest of the house.

Cloakroom: A Gentle Nod to Barnes Village Character

On the ground floor, the cloakroom was approached slightly differently. Barnes has a semi-rural charm, and we introduced subtle hints of this through traditional panelling, warm green tones and a softer, more rustic style. To maintain a contemporary edge well-suited to a London home, a geometric textured wallpaper was chosen, adding a refined layer of modernity without disrupting the cottage-like feel.

Living Room Joinery: Intelligent Storage & Contemporary Focal Point

The living room of this Barnes property is long and narrow, making conventional layouts difficult. Our clients wanted the ambience of a real fire without overwhelming the space. We designed bespoke joinery that integrates a sleek modern fire with hidden storage, display shelving and media unit.

The cabinetry was painted in a deep, dramatic tone that aligns with the colourway of the entrance hall, visible through internal Crittall-style glazing.
