Interior Design For New Build Home
Designing off-plan, we provided a full interior design service for this new build home, including sourcing and purchasing all furnishings while the property was still under construction. This allowed the house to be fully furnished and ready for our clients to move into as soon as building work was complete.
Our aim was to transform the blank canvas into a relaxed, bright and airy living space with a contemporary feel - perfectly suited to new build interiors. We made the most of the natural light of the south-facing aspect with a soft blue palette and sunny yellow accents. The master bedroom was styled to reflect the luxurious comfort of a modern boutique hotel.

Kent, known as the Garden of England, has become an increasingly desirable location for homeowners seeking the best of both worlds - countryside calm combined with excellent transport links and thriving village communities. New build homes across areas such as Marden, Sevenoaks and Royal Tunbridge Wells offer contemporary construction, energy efficiency and practical layouts, making them especially attractive to families and commuters. Yet despite their advantages, many modern new builds lack the warmth, individuality and architectural detail found in older Kentish properties.
This project, a new build home set within the rural landscape of Kent, demonstrates how thoughtful interior design can transform a blank canvas into a richly layered, characterful home. Working closely with the client long before move-in day, we shaped a design concept that aligned with the architecture, the countryside views and the client’s personal style, achieving both practicality and personality.
Our Role in Shaping a Characterful New Build
Our involvement began off-plan, supporting the client from the earliest decision-making stages. When designing a new build home in Kent, the opportunity is enormous: rather than working around inherited layouts or dated features, you have the freedom to develop a cohesive design narrative from the very beginning.
We studied the developer’s plans in detail, analysing window placements, natural light, ceiling heights, sightlines and flow. We guided the client through the process of defining a clear brief. This early collaboration allowed us to make considered recommendations around joinery, lighting, colour and layout that ensured the finished home would feel both beautiful and personal.
As with all modern construction, timing and practicality were crucial. New builds must be allowed to dry and settle before paint and wallpaper are applied, so we created a phased design strategy that enabled the client to begin shaping the home’s character immediately, while planning major decorative elements for later.

However, the very qualities that make new builds functional (smooth plaster, simple detailing and neutral palettes) can leave them feeling impersonal. Unlike period homes with original joinery, exposed beams or decorative cornicing, new builds provide little inherent character.

Early in the process, we created a series of mood boards to explore tone, texture and atmosphere. The client had been inspired by the artwork in their previous property, which featured deep blues, ochres and organic patterns. We used this as a starting point, blending natural textures with a fresh, uplifting palette designed to harmonise with the orchard views beyond the windows.
Rich blue and teal accents provided depth, while crisp neutrals kept the scheme calm and contemporary. Touches of ochre introduced warmth and a sense of playfulness. Throughout, the palette was chosen to feel connected to Kent’s shifting seasons, from the soft greens of spring to the golden light of late summer.
Working from mood boards ensured that every room felt distinct yet interconnected, creating a cohesive flow from the entrance hall through to the more private rooms.
Considering Layout, Light and Daily Life
Planning the layout of a new build is about more than selecting furniture; it is about designing a home that truly supports daily life. We worked with the client to imagine how they would move through the property. We considered where they make coffee, how they entertain, where storage is most needed and which spaces should feel energising or restful.
Even small changes can make an enormous difference. A pocket door into the kitchen, for example, improved circulation and allowed for more flexible furniture placement. Considering these adjustments before completion meant the home could be tailored to the client's lifestyle rather than retrofitted later.
As the build progressed, we used site visits strategically. With only two opportunities to see the space before installation day, we recorded every detail: ceiling heights, electrical points, existing finishes and transitional spaces. These notes allowed us to make confident, accurate design decisions remotely. This is a vital discipline for new build projects with limited site access.
Adding Warmth Through Texture, Pattern and Detail
With their smooth surfaces and clean lines, new builds rely heavily on texture to create depth and character. We layered tactile materials such as linen, velvet, boucle, brushed metal and natural wood to soften the minimal architectural shell. Rugs, ceramics and tonal textiles added warmth and movement, while carefully chosen patterns introduced visual interest without overwhelming simplicity.
Lighting played a major role too. Architectural lighting in new builds is often fixed, but plug-in lamps, rechargeable LEDs and layered lighting schemes allowed us to introduce mood, softness and flexibility. The position of each fixture was planned to enhance reading corners, highlight artwork or create cosy pools of light in the evenings.
Where additional architectural detail was beneficial, we considered elements such as panelling, picture rails or bespoke joinery. Subtle enhancements elevated the interior without compromising the modern character of the home.
Balancing Unity and Variety Across the Home
A key challenge in new builds is achieving the right balance between consistency and individuality. We established a unified palette and tone that runs throughout the property, while shifting atmosphere and intensity depending on the function and natural light within each space.
The south-facing living room was kept light and sociable, drawing on the generous sunlight that pours in throughout the day. In contrast, the north-facing bedroom called for deeper, warmer hues to create a cocooning, restful environment. Painting walls and ceilings in a single tone helped soften the angles of the room, adding intimacy and architectural fluidity.
These carefully calibrated variations ensured that each room retained its own personality while still feeling part of one coherent story.
